Nashville Among Forbes 15 Prime Real Estate Locations Investors Need To Check Out

New Year; new chances to make money by investing in real estate, right? The folks at Forbes seem to have that on the mind — their expert Forbes Real Estate Council just shared “2019 Predictions: 15 Prime Real Estate Locations Investors Need To Check Out.”
Surprise, surprise, Nashville real estate is in the Top 10.
The Council panned across the country, with the intent of helping readers “become aware of potential new real estate hot spots” — a bit of “knowledge that is crucial to making sound investment decisions.”
Here’s why their panel of experts sees Nashville real estate as a good buy in 2019:
“The hype around the Amazon HQ announcements will continue to drive interest in NYC and Virginia, but places like Nashville, Reno, and Portland are much more interesting. These areas have benefited from people moving from high-cost areas, and with each respective city’s unique offering (entertainment, craft food scene, proximity to Lake Tahoe), they have more to offer than just lower costs.”
The Forbes experts didn’t make city-by-city predictions for top real estate investment spots, so much, but focused more on categories and regions that they felt were poised for growth. And when you look through the Forbes experts' recommendations on the whole, you’ll quickly see additional arguments for Nashville, even if they don’t name Music City directly.
Other poised-for-growth real estate opportunities the Forbes panel pointed toward:
— "Amazon HQ Cities" were the top pick, and although we weren't among the official HQ2 locations, Amazon did announce last fall that they’d be opening a new operation center/logistics hub here in Nashville, bringing thousands of jobs and lots of attention.
— “Mid-size growing cities,” with strong economies and a growing population. Check and check.
— “Cities with migration inflows.” Data from 2016 that was released last year showed that, while the population in Tennessee on the whole shrunk, Davidson County’s rose by more than 6,000 people.
— “The South And Southeast,” where “there is high demand for entry-level homes” and an opportunity for investors to provide them.
Different ways to invest in real estate in Nashville
Even if you’re not a real estate developer, predictions like Forbes’ can offer insights worth chewing on — there are a lot of different ways of investing in real estate in Nashville, at many different levels.
Opportunities still exist for investors with broader and bigger ideas for building new luxury homes or cottage communities — plots like the six-acre property pictured above, in much-desired Oak Hill, offering gorgeous Nashville skyline views.
There are also still-growing parts of Nashville where buyers who pick up rental properties have room to grow — like the condo unit below, located near the planned MLS stadium.
And then there’s simply buying a home in Nashville to call your own. Investment is just one of many considerations in that process, and there are never concrete guarantees on appreciation. But indicators remain good across Nashville — see above.
To get a sense of which Nashville neighborhoods and zip codes might offer your best investment bet as a homebuyer, plenty of recent data is available. A few more recent studies that might be helpful:
— In late 2018, Realtor chief economist Danielle Hale shared a “hottest zip codes” study that listed Nashville zip code 37214 as one of the top 25 in the nation.
— A few months prior, the Nashville Business Journal shared data about “Where Nashville's home values have gone up the most,” putting 37208 at No. 1.
— And just a few Nashville areas that saw double-digit average home price increases year over year, from 2017 to 2018: Woodbine (more than 10 percent), Madison (more than 13 percent) and Bordeaux (almost 14 percent).
